WARRANTIES At La Lua Hua Hin we give a standard 1 year warranty but with a 5 year warranty on the building structure and a 10 year warranty on the swimming pool structure. DEPOSIT All deposits paid to La Lua Resort & Residence are Non Refundable unless specified in writing by us. LEGAL ADVICE: We strongly recommend that you take independent legal advice about your purchase. This should be from a lawyer who has experience of the law in Thailand and who is familiar with dealing with the special requirements of foreign people buying there. You are free to use any lawyer of your choice but, if you wish, we can recommend a suitable lawyer to you. We do not receive payment from the lawyer for making the introduction.
ADDITIONAL PAYMENTS 1. MAINTENANCE FEE (monthly) – apartments from 4,500 THB per month and villas from 9,475 THB per month. 2. SINKING FUND (One time fee) – 30,000 THB. 3. SINKING FUND (Monthly installments) – 250 THB per month. 4. ELECTRICITY DEPOSIT – 20,000 thb deposit for 6 months advance. 5. WATER DEPOSIT – 1,000 thb deposit for 6 months advance. 6. TRANSFER FEE APARTMENTS – (One time fixed transfer administration fee) – 50,000 THB. 7. TRANSFER FEE VILLAS – Buyer and Seller will equally share the official transfer fee´s and taxes from the land office
